Cheap houses in Finland: the real 2025 numbers
Finland's land survey (MML) publishes how many houses sold in each town and the middle price. In 2025, the middle countryside house sold for under €50,000 in 74 towns. In Lieksa, near the eastern border, it was €16,500.

What we show: MML sales of built houses with their own land in 2025. A countryside house is a house outside a town plan (haja-asutusalue in Finnish). The holiday homes are built holiday properties that are not on a shore.

Towns where the middle countryside house cost under €50,000
In 74 towns, the middle countryside house sold for less than €50,000 in 2025. Together they had 811 sales. Here are the 36 towns with 10 or more sales, cheapest first. "Middle price" means half of the houses sold for less.

Inside a town plan, houses cost more. Only 3 towns with 10 or more sales had a middle price under €50,000.

What this means for a buyer
The numbers do not say what state the house is in
MML records the price, not the condition. A low middle price can mean many old houses that need work.
We show middle prices, not a count of cheap houses
MML publishes the number of sales and the middle price for each town. It does not say how many houses sold under €50,000, so we do not print such a count.
Who can buy
Buyers from the EU and the EEA need no permit. Buyers from the US, the UK and other countries need a permit from the Ministry of Defence. It costs €210 online. You apply after the purchase, within 2 months. If the answer is no, you must sell within 6 months. A flat or house sold as housing-company shares (asunto-osake) and a house on a rented plot need no permit. Check this before buying.
What it costs to buy
You pay a transfer tax of 3% of the price for a house with its own land (kiinteistö). A fee to register you as the owner (lainhuuto) comes on top.
Watch for rented land
A cheap house can stand on a rented plot (vuokratontti). Then you pay rent for the land every year. Ask for the yearly rent, or the price to buy the plot.
What the numbers leave out
These numbers only count houses sold with their own land. Houses sold as housing-company shares or on rented plots are not in them, so there are more cheap houses than shown. Towns with fewer than 3 sales are hidden.
