Cheap houses in Poland: the real 2025 numbers
In 2025, at least 8,265 houses in Poland sold for under PLN 215,000. That is about €50,000, and it is 1 in 6 of all the house sales we could count. The numbers come from the Polish state's open register of property prices. In France the share was about 1 in 20.

What we counted: free-market sales of a whole plot with exactly one house on it, signed in 2025, with 40 m² or more where the size is known. The band is PLN 20,000 to 215,000 (about €4,700 to €50,000 at 4.30 złoty for €1).

The east and south are cheapest
In Lubelskie, Opolskie, Świętokrzyskie and Podkarpackie, more than a quarter of all houses sold for under PLN 215,000. On the Baltic coast (Pomorskie, Zachodniopomorskie) it was about 1 in 10.

Poland has about 380 counties (powiaty). In these 16, more than half of all house sales were under PLN 215,000. We only list counties with 30 or more house sales, so one or two sales cannot make the list.

What this means for a buyer
The register does not say what state the house is in
The register records the price and the plot. It does not record the condition. At the lowest prices, many houses need full renovation, and some are ruins.
The house size is almost never there
The register has a field for the living space, but it was filled for only 254 of the 8,265 cheap sales. So we cannot tell you how big these houses are.
The real number is higher
Each county sends its own data, and some send only part of it. Kraków shows only 469 house sales and Warsaw 949 for the whole year. Read our counts as a minimum.
Who can buy
Citizens of the EU, Norway, Iceland, Liechtenstein and Switzerland need no permit. Buyers from the US, the UK and other countries need a permit from the Minister of the Interior to buy a house. You must show ties to Poland, for example Polish roots, a Polish spouse or a residence permit. A flat needs no permit.
Houses on farmland
A house on farmland (siedlisko) can fall under farm rules that apply to every buyer, Polish or not. The notary checks this before you sign.
