Cheap houses in Sweden: the real 2025 numbers
Statistics Sweden (SCB) publishes how many houses sold in each kommun and the average price. In 2025, the average house for year-round living sold for under SEK 1 million in 24 kommuner with 10 or more sales. In Åsele, in the north, it was SEK 502,000, about €45,600.

Kommuner where the average house cost under SEK 1 million
SEK 1 million is about €91,000. In 24 kommuner with 10 or more sales, the average house for year-round living sold for less than that in 2025. Together they had 1,444 sales. Most are in the north and in Värmland. An average is pulled up by a few expensive houses, so many houses in these places sold for less.

Holiday homes cost less
A fritidshus is a house for the summer or for weekends. In all of Sweden, 11,169 sold in 2025, for SEK 2,519,000 on average (≈ €229,000). Some can be lived in all year, many cannot. Ask before you buy.

The counties, cheapest first
In Västernorrland, the average house sold for SEK 1,870,000 (≈ €170,000). The average for all of Sweden was SEK 3,913,000. Stockholm pulls that up.

What this means for a buyer
The numbers do not say what state the house is in
SCB counts the sale and the price. It does not record the condition. A low average often means many old houses that need work.
An average, not a count of cheap houses
SCB publishes the number of sales and the average price for each kommun. It does not say how many houses sold under €50,000, so we do not print such a count.
Who can buy
Anyone can buy a house in Sweden. There are no rules for foreign buyers, from the US and the UK too. In practice, a Swedish ID number (samordningsnummer) and a bank account make the payment easier.
What it costs to buy
You pay a stamp duty (stämpelskatt) of 1.5% of the price, or of last year's tax value if that is higher. The title fee (lagfart) of SEK 825 comes on top. A loan adds 2% on a new mortgage deed.
Bidding is normal
The asking price is often only a start. Buyers bid, and the agent runs the bidding (budgivning). A bid does not bind you until you sign the contract.
What the numbers leave out
These are houses for year-round living sold with their own land, not on leased land (tomträtt). Many of the cheapest houses sell without an agent. Agency statistics show higher prices for the same places. Kommuner with too few sales are hidden by SCB.
