Cheap houses in France: the real 2025 numbers
In 2025, 20,285 houses in France sold for €5,000 to €50,000. That is 4.6% of all house sales. Every sale number here comes from DVF, the French state's open record of property sales. Each one is a real sale, with the price the buyer paid.

What we counted: sales of exactly one house with 40 m² or more of living space, signed in 2025, for €5,000 to €50,000. The middle values cover all 20,285 sales. That is €455 per m² of living space.

Where cheap houses are common
The darker the area, the bigger the share of house sales under €50,000. In Creuse, 30% of all houses sold for less than that. The middle house in Creuse, at any price, sold for €79,000.

Where the most cheap houses sold
Big départements sell more houses, so they top this list. Nord and Aisne are old industrial areas in the north. The centre of France (Nièvre, Cher, Indre, Allier, Creuse) has more land with each house.

Towns with the most sales under €50,000
Most of these are towns, not villages, and the land is often small, like a yard. In the countryside you get more land, but each village has only a few sales. We only count towns with 5 or more sales.

What this means for a buyer
The record does not say what state the house is in
DVF records the price, the size and the land. It does not record the condition. Some of these houses are ready to live in. Many need work, and some are ruins. Our rule of 40 m² or more only removes sheds and very small ruins.
Be careful with the very cheapest sales
2,073 of the sales were under €15,000. Many of these are family sales or other deals that never came on the open market.
Price follows the place, not the size
A house that sold for €15,000 to €25,000 had 69 m² in the middle. A house for €35,000 to €50,000 had 72 m². The cheap ones are in cheaper places or in worse shape.
You pay more than the price
You also pay the transfer tax and the notary. In most départements the tax is 6.32% of the price since April 2025. The notary's fee and costs come on top, and on a small price they are a bigger part of the total.
Who can buy
Anyone can buy a house in France. Buyers from the US and the UK need no permit.
What the numbers leave out
DVF has no data for Alsace and Moselle (Bas-Rhin, Haut-Rhin and Moselle). They use a different land register. Moselle has cheap houses too, so the real total is higher. We left overseas France out of the tables. Its low prices look like land deals, not a house market.
